List Your Home


You're officially on the MLS and active for showings! Exclusive to licensed professionals, the MLS is a huge, private databases full of agents with qualified buyers awaiting your listing. 


Launch "Just Listed" Campaign


We'll let the world know your home is on the market as we launch our “Just Listed” campaign! This features professional content of the interior, exterior, and any nearby amenities.


Open Your Home To Potential Buyers


Showings and open houses are crucial getting your home sold for peak value. It’s the best way to get a true feel for the home and portray the full extent of its value.


Receive and Present Offers


Depending on whether the market favors sellers or the market favors buyers — we could have multiple, above list-price offers or we may have one offer, potentially leading us to counteroffer.  


Did you know the purchase price is only one aspect to consider when evaluating the strength of an offer?

Negotiate the Contract


Once you’ve narrowed it down to the offer you want to work with, or if you’ve only had one offer to consider, it’s time to formulate a response to it.


Essentially, there are three responses to an offer: accept as is, make a counteroffer, or reject the offer altogether. 


We’ll want to make the choice that best benefits you, but it’s important to tread strategically as we don’t want to lose a reputable offer with the wrong approach.


Go Under Contract


You’ve accepted an offer! 



The Inspection


Upon signing the contract, the buyer will likely have the home inspected by a professional within a few days. We'll guide you in getting prepared for the inspection so that it runs as smooth as possible.


Depending on the inspection report, we may have to go into negotiations on any potential remedies requested by the buyers. Don't worry though, we're well-seasoned in anything that may pop up!



The Appraisal


What is a home appraisal and why does it matter? An appraisal is performed by a third-party appraiser. Essentially, it's a process of determining what your home is worth. The results are crucial in terms of financing because the buyer can only get a mortgage approved for the appraised amount, not the purchase amount. 


Depending on the terms of the deal, a lot can ride on the appraisal, but we're always prepared for whatever may happen. 

Prepare For Closing


We'll make sure you're fully educated on closing costs and your expected net proceeds. Surprises are fun, but not in real estate.


Closing Day


We've arrived at the best day of all! Closing on your home can be a day of mixed emotions: excitement, pride, and usually a little nostalgia.
